Priority Response

Sensors alert. Someone still has to go.

Freeze and leak sensors installed and maintained in your home. Alerts reach your phone and ours, and a local team twenty minutes away answers them. Visits catch slow problems. Sensors catch fast ones between visits.

Membership is limited to ten homes so we can keep these promises.

What membership includes

Everything a sensor can't do on its own.

Sensors, installed and maintained

Leak sensors at the water heater, sinks, washer and dishwasher, temperature sensors in the coldest rooms. Tested at install and every quarter, batteries included.

Alerts answered

Alerts reach your phone and ours. We acknowledge within the hour from 7 a.m. to 9 p.m., every day, and call you with what we know.

Storm checks included

A visit within 48 hours of any significant freeze or wind event, with photos the same day.

Two response trips a year

Included in membership. Water off, heat restored, vendor let in, and a same-day report.

Members first on bad nights

When the ice comes, members are checked before anyone else. That is what the limit of ten homes protects.

A monthly status message

The coldest night, the humidity range and the health of every sensor, in one short message each month.

How an alert works

Three steps, and you always hear first.

Step one

Your phone and ours

A leak or a temperature drop sends an alert to you first and to us second. You stay the primary contact.

Step two

We call within the hour

Between 7 a.m. and 9 p.m., we acknowledge and call you. Alerts before 3 p.m. get a visit the same day, later ones by 10 a.m. the next morning.

Step three

We go

Water off, heat restored, the vendor called and let in, and photos the same day. Every alert is logged with the time it came in and the time we arrived.

The optional upgrade

An automatic shutoff closes the gap overnight.

A flow-based shutoff valve on the main water line closes itself when water runs where it shouldn't. With one installed, a 2 a.m. leak becomes a reset visit in the morning instead of a flooded floor. A licensed plumber installs it, and we coordinate the visit with no coordination fee for members.

Some Northwest insurers now offer members a preferred price on these valves, and some discount premiums after installation. Ask your broker what yours offers.

Plain terms

Alerts go to you first. Overnight response isn't included, so on homes without a shutoff, call a plumber directly for an urgent overnight leak, and we'll give you the list.

Priority Response covers water and temperature alerts only. It is not a security or monitoring service, and the sensors are the manufacturer's products. They belong to you and stay with your house.
