The service

What is home watch, exactly?

A scheduled visual inspection of your home, inside and out, looking for obvious problems and the early signs of them: heat, water, roof, pests, weather damage, security. It's documented with photos and sent to you the same day. It is not a security service and not property management. We don't guard the house, take bookings or handle rent.

How often should you visit?

Monthly is the floor for a well-prepared home with a water shut-off device. Weekly or twice weekly is right for most second homes in freeze season, and some insurance policies require a specific interval. We set the cadence with you at the walkthrough and adjust it by season.

What does it cost?

It depends on the size of the house, the systems it has and how often we visit, which is why pricing follows the walkthrough rather than a rate card. You'll have a written quote before you commit to anything, and the walkthrough itself is free.

What happens when something's wrong?

We stop the damage first: water off, heat restored, hazard cleared. Then you get a call or text with photos and a recommendation. Small fixes under your pre-approved spend cap get handled on the spot. Anything larger waits for your word. We call the vendor, let them in, photograph the result, and lock up.

Do you do repairs?

Minor items on the spot: a hose-bib cover, a detector battery, a tripped breaker. Anything that needs a licensed contractor, we coordinate, let in and document rather than perform. You get vetted vendors who answer our calls because we bring them steady work.

What is Priority Response?

A membership for owners who want more than scheduled visits. We install and maintain freeze and leak sensors, alerts reach your phone and ours, and we answer within an hour from 7 a.m. to 9 p.m. It includes storm checks within 48 hours of a significant freeze or wind event and two response trips a year. It covers water and temperature alerts only, and overnight response isn't included. Membership is limited to ten homes so we can keep those promises. Details here.

Access and security

How do you get into the house?

A smart-lock code unique to Gorge Keep is our preference, so the lock's log shows every entry and the code can be changed in seconds. If you have physical keys, they're tagged by number, never by address, and kept in a bolted safe. Alarm and lock codes live in an encrypted vault and are never texted or emailed.

Who else will have my information?

Only the Gorge Keep inspector assigned to your property. Your profile, codes and reports stay in our systems. Every inspector is background-checked, has access only to the properties on their route, and codes are rotated the day anyone leaves.

Are you insured and bonded?

Yes: general liability including coverage for property in our care, custody and control, and a fidelity bond. Certificates are available on request before you sign anything.

Your insurance

Does my homeowner policy really require this?

Nearly every policy excludes frozen-pipe and plumbing damage in a vacant or unoccupied home unless you used reasonable care to maintain heat, or shut off and drained the water. Most don't state an inspection interval. Some proprietary forms do, as short as a few days, and most end vandalism and glass coverage after 30 or 60 days of vacancy. The constant across all of them is that the burden of showing reasonable care is yours, and a dated, photographed visit log is how you show it.

Will your visits satisfy my policy's clause?

Bring the policy to the walkthrough, or ask your broker what it requires for an unoccupied home. If it sets an interval, we'll match the schedule to it or tell you honestly that a shut-off device is the better answer. Some high-value carriers now expect a water shut-off device with low-temperature monitoring on seasonal homes. We can coordinate the install and respond to its alerts.

Rentals, concierge, farms

Will you manage my rental?

No. We inspect before guests arrive and after they leave, restock, and coordinate issues you ask us to handle. Bookings, guest messaging and payments are property management, which is licensed in both states and not what we do.

Can you have the house ready when we arrive?

Yes. Arrival-ready is our most-used concierge task: heat up, lights on, hot tub hot, groceries in from your list, beds made. Text us the day before, or put a standing arrival-ready on your calendar.

Do you take care of animals?

Not yet. Livestock care needs twice-daily visits and its own insurance, and we'd rather add it properly than promise it early. Ask anyway: we keep a list of local farm sitters we trust and will point you to one.

Still have a question?

Call or text and you'll get a plain answer, usually the same day.
