The errands of owning a house two hours from where you live.

Arrival-ready

Heat to temperature, lights and water heater on, hot tub hot, fridge stocked from your list, beds made. You arrive at a home, not a chore list.

Departure close-down

Thermostat to hold, water managed per your profile, trash out, perishables cleared, doors and windows checked, alarm set. The house goes back to watch mode.

Contractor access

We open up, confirm the scope with the crew, photograph the starting point, and come back to check the work and lock up. Two trips, priced per trip, and far cheaper than a day off.

Deliveries and packages

Furniture, appliances, Costco runs you placed online. Received, placed where you want them, boxes broken down.

Seasonal prep

Winterizing and de-winterizing coordinated with your plumber, filters and detector batteries, hoses and irrigation, firewood stocked, outdoor furniture stored and brought back out.

Vehicles and gear

Battery tenders checked, tire pressures read, covers and trailers looked over, propane topped up before you arrive. Nothing is driven.

Guests and family

A sister arriving Friday, a renter you're hosting, a wedding weekend. We make the house ready and are a local number for whoever is staying.

Vendor coordination

Snow removal, propane, landscaping, window cleaning, hot tub service. We schedule them, let them in and out, and chase them when they're late.

How it's priced

Per task, or a block of hours each month.

Most owners add concierge tasks to a Home Watch plan as they come up: a contractor visit here, an arrival-ready there, billed per task at the end of the month. Owners who use the house often buy a block of hours instead and text us what they need.

Purchases are billed at cost with receipts attached. You set a spend cap in your profile, and anything above it waits for your yes.

What we don't do

Housekeeping and turnover cleaning, though we'll coordinate your cleaner and verify their work. Repairs that need a licensed contractor, though we'll meet them at the door. Anything that requires a license we don't hold.

If you ask for something outside the list, we'll either find a way or tell you who does it well.
